How to Pick Your Kamloops Realtor

Picking the right Realtor(r) is an important first step in selling your home for the most amount of money and also in the shortest amount of time.  You will be entering an agency relationship so your Realtor(r) must be someone you trust a lot. Your agent is your marketer, concierage, consultant,  emotional buffer, licensee (lawyer), negotiator, and hopefully when it is all said and done - a friend!


There are lots of Realtors(r) out there but only some work as a Realtor(r) on full time basis. Being able to get in touch with a Realtor(r) is one of the first requirements you should consider.

Does the Realtor(r) return your phone call promptly? You want a Realtor(r) that isn't too busy to return important phone calls whether it is from you or a potential buyer.  Being a Realtor(r) is 24/7 type of job because buyers and sellers have all sorts of schedules that Realtors(r) must work around. From your perspective if you want to sell your property on Saturday morning your Realtor(r) should be at your house that morning so that he/she gets all the necessary listing papers signed before getting on the phone and sending out emails to all the other Realtors(r) just in case the perfect Buyer is in town that weekend!

Does the Realtor(r) share important market information? The real estate market is always changing and there are new listings coming on the market everyday and being sold everyday. Allowing you the seller to review the closest comparable properties and recent sold properties is crucial to listing your property correctly.  The best time to sell your home is with the first month of it being in the market.  After that period it becomes harder and harder to hold your price and usually the number of quality of buyers starts to go down - there are only so many sales in a year.   Reviewing your competition and recent SOLDS might even convince you that listing your property isn't viable.

Does your Realtor(r) walk you through the different forms and paperwork you need to complete?  Listing your property requires a lot of forms for you to fill out.  Including a the listing contract, property disclosure statements, individual identification, and working with a Realtor(r) forms  -there is a lot to go over!

Once your property is listed it is a good idea for your Realtor(r) to go over a Purchase and Sale Contract before the first offer comes in.  By reviewing a standard Purchase and Sale contract you will be familiar with the contract and common clauses in this contract so that when a real offer comes in there will be less confusion so that you can clearly understand what is expected from you the Seller!

How much of a Salesman is the Realtor(r)?  Selling real estate involves salesmanship! Realtors(r) must be problem solvers, and a people person.   There are lots of different types of people out there and Realtors(r) must learn to deal with all types.  Generally speaking there are 4 different main types of people: The Driver, The Supporter, The Entertainer, and The Analyzer.  Each type of person must be dealt with a little differently and your Realtor(r) should have some idea how to deal with all of them!

Great Kamloops Golf Courses and the Real Estate Around them, 2011


For some having a home close to an award-winning golf course is a dream come true! Here are the best golf courses in Kamloops and some information about the real estate around them.
The Dunes

Offering one of the most unique courses in the Kamloops area the Dunes has been used as a testing ground for national professionals hoping to make it on to the international stage. Expect to pay close to $100 per round on this beautiful course but if you can make friends with a local member that number can drop to less than $50 depending on the time of year. The Dunes is located in Westsyde real estate in this area ranges in price from the low $200k  for older townhouse with single carport all the way up to million dollar river front mansions. Westsyde is desirable due its small town feel and proximity to parks, and the river.
Rivershore Golf Links

Another excellent golf course used in the past as a testing ground for young professionals hoping to eventually compete against the likes of Tiger Woods and Michelle Wie is Rivershore Golf Links.  This course is surrounded a great bareland strata with single detached houses. Most of the houses are ranch style so you don't have to worry about climbing up stairs to get your groceries to the fridge and they start around $350k.  The bareland strata fee is around $115/month and includes water, sewer, garbage, roads, and cable. Recently $10,000 was spent per household to connect this area to the Kamloops city water system.
Sun Peaks Golf Course

Sun Peaks has some of the most competitive golf course rates in the area and considering it is usually 5-10 degrees cooler than other Kamloops golf courses it is certainly a golf course all Kamloops golfers should try at least once a season! Real Estate around the golf course ranges in price from about $200k for an apartment/townhouse to about $1million for a really nice house. Sun Peaks recently became a resort municipality and with this distinction may have a bright future ahead due to increased government grants for infrastructure. Sun River Golf Course and Community

Just minutes from the downtown core of Kamloops and close to major highways this course is a popular destination for kamloops residents looking to golf on a great course within 15 minutes after leaving work!  Real Estate around this golf course is long term (up to 120 years) leasehold land.  All of the properties are geothermal If you are interested in the real estate around Sun Rivers I highly recommend you look at this blog and video on the topic here.
Tobiano!

Save the best for last! Tobiano has been rewarded with some of the best ratings in the province and it is not hard to see why.  With stunning views at every tee box and an excellently well maintained course Tobiano is a slice of paradise. The community of Tobiano is located along the shores of Kamloops Lake one of the nicest and largely unused lakes in the interior.  Real Estate prices range from the low $300k to million dollar homes and right now it is very much a buyers market in this vacation destination.
